  1. Watch what you say: The next time you promise to sell your house to someone in the presence of other people and then backtrack on your word to sell it someone else for a higher price. You can be sued and taken to court because an oral contract is legal and valid but is not something on which a case is enforced due to the jarring number of legal loopholes found within oral contracts. So taking everything into consideration, make sure you always have a neutral stance when talking a deal, until and unless you decide to actually close a deal.
  2. Backing off: So say you have made an impulsive decision and signed on the dotted lines of a contract. And you think that you can seriously track back and cancel the contract, but most contracts are binding upon the time of signing and don’t have a cancellation period at all. So if you are unsure about that contract or if you are prone to making impulsive decisions, always have a particular person present there before signing on the dotted lines.
  3. Your stuff: So if you move out of the house and come back a week later to either someone else having your things or things are thrown out. You can’t file a case against them because as soon as you leave the premise for the final time; you are indicating that you are severing ties with the place. So if you do want to come back and pick things up then make an oral contract with the person or you can always go down the route of being polite and kind to the person.

So what we are trying to say is that the US legal system accounts for multiple instances of different scenarios. But all of this can be easily solved if the two parties involved have a cordial relationship with each other. So if you need something; ask for it and see whether some quick bucks will sweeten the deal for them.
